What we do

Three kinds of work, all of it commercial first.

Janitorial contracts

Nightly, weekly, or on your schedule. A written scope, the same crew each visit, and a supervisor who checks the work.

Floor care

Strip, seal, wax, burnish, and carpet extraction. Scheduled after hours so the building opens on time.

Specialty cleans

Medical offices, post-construction final cleans, and one-time deep cleaning.

Cleaning a building here on a schedule written for Seattle does not work. We build the interval around the weather, the entry points, and the traffic your building actually gets.

Grit
Rain carries mud and grit from the parking lot to your entryway on every pair of boots. It scratches finish, works into grout, and settles into carpet backing where a vacuum will not reach.
Salt
Winter salt is worse. It is chemically aggressive, it hazes and eats finish, and left through a season it will take a floor down to the substrate.
Moisture
Damp air means carpet stays wet longer and floor finish cures more slowly. A crew that does not plan for dry time leaves you with stains that wick back up.
