Hard floors

Strip and refinish

Old finish removed to the substrate, floor sealed, and fresh finish laid down in coats. This is what brings a tired VCT floor back rather than papering over it.

Scrub and recoat

Between full strips. Removes the worn top layer and adds a coat back. Less disruption, less cost, and it extends the interval before the next full strip.

Burnishing

High-speed polish that restores gloss and hardens the finish surface.

Carpet

Hot water extraction

The deep clean. Pulls out the grit and salt that vacuuming leaves behind.

What 150 inches of rain does to a floor

Ketchikan's weather is hard on floors in three specific ways.

Grit

Rain carries mud and grit from the parking lot to your entryway on every pair of boots that comes through. Grit is abrasive. It scratches finish, works into grout, and settles into carpet backing where a vacuum will not reach.

Salt

Winter salt is worse. It is chemically aggressive and it hazes and eats finish. Left through a season it will take a floor down to the substrate.

Moisture

Damp air means carpet stays wet longer after extraction, and floor finish cures more slowly. Both need to be planned for. A crew that does not account for dry time leaves you with a carpet that wicks stains back up and a finish that scuffs the first week.

The practical answer is matting at every entrance, extraction on the traffic lanes more often than the industry default, and a refinishing interval set by the season rather than the calendar.

Scheduling

Floor work happens after hours or over a weekend. Stripping and refinishing needs the space empty and needs dry time. We schedule it so the building opens on time the next morning.
