- Do you handle large-scale projects?
Yes. We hold recurring janitorial contracts on commercial and public buildings in Ketchikan and have since 1986. The right question is not square footage — it is frequency and scope. Bring us the building and we will tell you honestly what it takes and whether we are the right fit.
- How does Ketchikan’s climate affect cleaning?
Substantially. About 150 inches of rain a year means mud and grit tracked in daily, salt through the winter, and damp air that slows drying. Grit abrades floor finish and settles into carpet backing. Salt hazes and eats finish. A cleaning schedule written for a drier climate under-serves a building here. We set the interval around the weather and your entry points.
- Are you locally owned?
Yes. Woman-owned and Ketchikan-owned since 1986. Not a franchise, no out-of-state parent company.
- Are you insured?
Yes. Olmstead Maintenance carries commercial liability insurance and provides certificates on request. We can be named as additional insured where a contract requires it.
- Do you work after hours?
Most of our commercial work is after hours. Floor stripping and refinishing needs the space empty and needs dry time, so it is scheduled overnight or on weekends and the building opens on time.
- How long is a janitorial contract?
Most run a year with an option to continue. We will do shorter terms. We would rather you stay because the work is right than because a contract obliges you to.
- Do you supply the cleaning products and paper goods?
Either way. We can carry consumables as part of the contract or work from your stock, whichever you prefer. It is priced accordingly.
- What if the cleaning is not up to standard?
Call us and we correct it on the next shift at no charge. A supervisor inspects the work, so most misses are caught before you see them. If a pattern develops we will tell you what changed and what we are doing about it.
- Can you work with the federal government?
Yes. Olmstead Maintenance is registered in SAM under UEI DCFRNMGGXW46, CAGE 34YC2, NAICS 561720, with registration active through 3 March 2027.
- Do you clean homes?
Yes, though most of our work is commercial.
- Do you do landscaping?
No. Some older directory listings still show it. We no longer offer it.
- What areas do you serve?
Ketchikan and surrounding Southeast Alaska communities.
