What a contract includes

A written scope of work

Every area and every task, with a frequency attached. Restrooms, break rooms, entryways, offices, conference rooms, stairwells, glass. Nothing is left to interpretation.

Your frequency

Nightly, several nights a week, weekly, or monthly. Most offices run nightly or three nights a week. We will tell you honestly which one your traffic actually needs.

Consistent crews

The same people, every visit.

After-hours access

Most of our commercial work happens after your staff has gone home.

Supplies

We can carry consumables — paper, soap, liners — as part of the contract, or work from your stock. Whichever you prefer.

Periodic work on a calendar

Floor refinishing, carpet extraction, and window detail scheduled through the year rather than deferred until someone complains.

How we handle a scope change

Buildings change. A tenant moves in, a department expands, a wing is renovated.

Tell us and we will re-price that portion of the scope in writing. We do not silently absorb the work and let quality slide, and we do not invoice for something you did not agree to.

When something goes wrong

It happens. A crew member is out, a task gets missed.

Our supervisor inspects the work, so most misses are caught and corrected before you notice. When one gets past us, call and we will fix it on the next shift at no charge. If a pattern develops, we will tell you what changed and what we are doing about it.

Forty years of contracts in a town this size does not survive any other approach.

Getting a price

We do not quote a janitorial contract over the phone. Square footage alone does not tell us what a building needs.

We walk the building, look at the traffic and the entry points, ask what has and has not worked before, and then put a written scope and a price in front of you.
